Danielle Gundlach here again, to talk about properties and areas that appreciate in value in Pittsburgh. Have you seen my latest listing of the wonderful loft for sale in Lawrenceville? If you haven’t, please check it out. I poured my heart into this listing, with a Youtube video and everything.
Back to the Point of this article …
Home Prices in Pittsburgh: Higher in Certain Areas
It’s all about the neighborhood appreciation. Homes in Shadyside and Squirrel Hill are great for long-term appreciation. Just look at Walnut Street and Ellsworth Avenue and you’ll see why. They are packed with so many little boutiques, restaurants, cafes, bars, and so much more. It’s like living in Soho Manhattan for 1/18 of the price. As far as Squirrel Hill is concerned, Murray Ave and Forbes Ave are LOADED with tons of shopping, eateries, and cafes. Although Squirrel Hill doesn’t boast the nightlife that Shadyside does, it’s definitely growing more and more every year.
Speaking of Nightlife … the neighborhood in Pittsburgh with the best appreciation is … you guessed it!
SAHSIDE! (lame pittsburghese attempt)
South Side home values have been appreciating more than 10% annually according to grad students at Carnegie Mellon’s Tepper School of Business. South Side Flats and South Side Slopes to be exact.
What about Lawrenceville?
Lower and central Lawrenceville come in second place, rising at about 8% steady. John Sozansky, president of the Appraisal Institutes’s Metro Pittsburgh chapter, who sponsored the study, said …
“A lot of people wouldn’t think Lawrenceville has done that, but it’s actually done very, very well. They’ve really turned Lawrenceville around, They’ve cleaned up the streets. They have a nice thriving business district. There are businesses moving back into the Penn Avenue corridor.”

Loved the article, and information on Lawrenceville. Smart people live and buy in these neighborhoods. Hip and trendy is great but appreciation is the greatest.
